Our client is a leading provider of enterprise property management software that helps real estate owners and operators manage leasing, maintenance, and tenant engagement through a single, integrated platform. With its growing footprint across North America, the platform enables property managers to drive operational efficiency, enhance tenant relationships, and improve portfolio performance.
As the organization scaled its portfolio, property managers began struggling with data trapped in disconnected systems handling leases, tenants, and maintenance workflows. The lack of a unified data layer meant that even simple operational questions, such as tracking occupancy rates or resolving tenant issues, required manual effort and delayed coordination.
Without real-time analytics, decision-making became reactive rather than proactive. Performance bottlenecks went unnoticed, reporting cycles stretched over days, and inconsistencies in data capture eroded trust in insights. As a result, teams lacked the agility to respond to market shifts or operational disruptions with speed and confidence.
The client needed a modern, event-driven data architecture that could unify data across applications, automate quality controls, and deliver near real-time intelligence to property managers, enabling faster, more informed business decisions.
Unified Snowflake data warehouse to centralize fragmented systems
We built a centralized data warehouse on Snowflake, designed to bring together information from multiple applications managing tenants, leases, and maintenance. This consolidation established a single, governed data source, laying the foundation for accurate reporting, faster insights, and consistent visibility across the portfolio.
Enabled real-time data streaming to enable operational agility
To move beyond static, batch-based reporting, we implemented an event-driven data flow with AWS Kinesis that continuously captured updates from operational systems. Every change, such as a new lease, rent payment, or maintenance request, was reflected instantly in the analytics layer. This shift helped property managers monitor live metrics and respond proactively to on-ground developments.
Automated ingestion and transformation for always-on data pipelines
Using AWS S3, SQS, and Snowpipe, we automated data loading into Snowflake, ensuring uninterrupted flow without manual dependencies. Further, data validation and transformation processes were employed to ensure standardized, consistent, and trustworthy datasets with minimal redundancy.
Delivered real-time operational intelligence and visibility to property managers
The curated data was integrated with Propel Data Cloud, enabling dynamic dashboards and real-time KPIs. Property managers gained instant visibility into metrics like occupancy trends, maintenance SLAs, and tenant satisfaction scores. This shift from static reports to live insights transformed operational planning, enabling proactive interventions and faster issue resolution.
Embedded data governance to ensure accuracy and trust
Governance controls were built into every stage of the data lifecycle, ensuring data lineage, accuracy, and consistency. By establishing this reliability framework, we helped the client build lasting trust in their analytics and empowered teams to scale reporting confidently across properties.
